A house lit by eleven
different colour temperatures.

Every fixture in the house was a different bulb. Measured off the ceilings rather than the walls, the rooms ran from a laundry at Lab b* +13.6 down to a bedroom at −12.5 — a 26-point spread inside one property. Left alone, a buyer scrolling the listing sees eleven different houses.

So the fix happened before the shutter: a walkthrough the day before, a written bulb-and-staging list to the host's team, and then a per-room white balance target on the back end. The delivered set holds one look from the front door to the back deck.

04 — ProcessBooking to delivery, four steps

The photographs are the easy part.

Step 1 — day before

Walk it

I visit the property, photograph every room, and send a prioritised fix list to whoever turns the place over. Bulbs, staging, cords, bins. Fixing a room costs minutes; retouching it costs hours and never quite works.

Step 2 — shoot day

Bracket it

Tripod, fixed eye level, five-frame stacks at a four-stop spread on every composition. Verticals held within a degree. Exteriors timed to the light, and a second trip back at blue hour when twilight is on the order.

Step 3 — same night

Grade it

Brackets merged, then every room pulled to one measured colour target instead of eyeballed room by room. Windows recovered from the dark frames rather than blown out. Composites done in Photoshop on real captures.

Step 4 — next morning

Hand it over

Files numbered in the exact order they should be uploaded, cover frame called out, full-resolution masters available, and a short note on anything the property itself should fix before the next set.

05 — The differentiator

The report nobody else sends.

On the last property that walkthrough produced 155 reference photographs and a 36-item list, sorted into must-fix, should-fix and nice-to-have, each item paired with the frame that shows it. The host's team worked from it the same afternoon.

It is the cheapest thing on the price list and it is the reason the photographs come back clean. A green stock tank cannot be fixed in Lightroom. It can be fixed in a day with chemistry, if somebody says so in time.

07 — About

I came to property
work from film.

I am Jose Duran. I run JD Productions out of Austin, where I have spent the last three years shooting and colouring music videos, short films and commercial work — the kind of jobs where a client will look at two versions of the same frame and pick the one that is four points warmer.

Property photography turned out to be the same discipline pointed at a different subject. Most listing sets fail for one reason: the rooms do not match. One kitchen too yellow, one bedroom too blue, and the eye reads the whole property as cheap without ever knowing why. Fixing that is not a photography problem. It is a colour problem, and it is what I do all day.

I shoot the property myself, I grade it myself, and I tell you what the house needs before I ever set up a tripod. English and Spanish, whichever is easier for your team.

Before you book

How fast do I get the photographs?+

Next business morning by 9am for every package. Video runs 48 hours. If you book before 11am and need them the same night, rush delivery is $95.

Can I put a video or a 3D tour on my Airbnb listing?+

No — and any photographer who tells you otherwise has not checked. Airbnb home listings accept still photographs only. There is no video slot, no 3D embed, and the content policy blocks external links in listing text. That is exactly why the short-term rental package puts the photography effort into the listing itself and delivers video separately, for your direct-booking site, Google Business Profile, and the property's own social.

Do you shoot occupied and tenant-in-place properties?+

Yes. The pre-shoot report matters most on those. I walk the property the day before, send the fix list, and shoot around whatever cannot be moved. Both the shot and the retouched version come back so you decide what goes live.

What if the property is not ready when I arrive?+

I will shoot what is ready and come back for the rest at no additional charge if the walkthrough happened and the list went out. If there was no walkthrough and the house is not shootable, we reschedule.

Who owns the images?+

You get unlimited marketing use for the property — MLS, listing sites, print, social, your own site, for as long as you want it. I keep copyright and the right to show the work in this portfolio. Exclusive buyouts are available on request.

How far do you travel?+

Austin and 40 miles out — Round Rock, Cedar Park, Georgetown, Pflugerville, Kyle, Buda, San Marcos, Dripping Springs and Bastrop are all inside that. Beyond it, $0.65 a mile from central Austin.

Do you use AI on the photographs?+

On the compositing, yes — the same masking and retouching tools a working retoucher uses, applied to frames I actually shot. Never to invent a room, a view, a sky that was not there, or space that does not exist. Virtual staging is always labelled and always delivered alongside the unstaged original.
